Moving house, whether for the first time or the twentieth, is stressful. We aim to minimise the stress and ensure that your move is as quick as possible. Rather than blow our own trumpet, please see some of the comments that we have received from clients, at the bottom of this page.
Charges. Although the conveyancing process is a complex one, we try to make it as straight forward as possible.
For freehold property up to £250,000 we charge £550 plus VAT.
For freeholds from £250,001 and less than £500,000 we charge £660 plus VAT.
For freeholds between £500,001 and £750,000 we charge £775 plus VAT.
For properties priced between £750,001 and £1000,000. we charge £1000 plus VAT.
For leaseholds add £150 plus VAT.
Out of pocket expenses (such as search fees, Land Registry fees and Stamp Duty Land Tax) are in addition to our charge.
Where we represent both you and your mortgage lender, we DO NOT charge for a first mortgage on a house purchase, nor do we charge for completing the mandatory stamp duty land tax return.
There are a number of expenses that are incurred in addition to our fees. We call these ‘disbursements’ or out of pocket expenses.
On a sale, we will need to obtain up to date copies of your title deeds from the Land Registry (usually between £8 - £12.) If you have a mortgage, we will have to repay this by bank transfer. We will charge you the same rate as our bank charge us (currently £5 + VAT.) Finally, if you do not have copies of any planning permissions or building regulation approvals we may have to obtain copies from the local authority. The cost will vary from authority to authority.
On Leasehold properties, information will be required from the Landlord or Management Company who may charge for providing this.
On a purchase there are various searches (of public records) that must be made. They range in cost from £50 to £200.
In addition to the searches, the Land Registry charges a fee for registering the transfer of the property into your name (the cost of is based on the price of the property) and you may also have to pay Stamp Duty Land Tax.
